Area conversion and the squared-factor trap
Area conversion catches people out for one reason: the linear factor has to be squared. Metres to feet is 3.2808, but square metres to square feet is 10.764. Applying the linear factor to an area produces an answer roughly three times too small, and it looks plausible enough to pass unchecked.
Formula
target = source x (source factor to m^2 / target factor to m^2)
If you know a linear conversion factor k, the corresponding area factor is k^2 and the volume factor is k^3.
Why the factor is squared
A square metre is a square one metre on each side. Converting to feet converts both sides, so the factor applies twice: 3.2808 x 3.2808 = 10.7639.
The same logic makes a square metre 10,000 square centimetres rather than 100, and a cubic metre 1,000,000 cubic centimetres rather than 100.
A quick sanity check: converting to a smaller unit must give a larger number, and the increase must be far larger for area than for length. If your converted area is only about three times different when the linear ratio is three, you have applied the factor once instead of twice.
Land units are regional and rarely round
Agricultural and land units evolved locally and most predate metrication, so they convert awkwardly.
- Hectare: 10,000 m^2, a square 100 m on a side. The international standard for land area and the only tidy one.
- Acre: 4,046.86 m^2, historically the area one man with one ox could plough in a day. A hectare is about 2.471 acres.
- Dunam: 1,000 m^2 in its metric form, used in Turkey, Israel, and parts of the Balkans. The Ottoman dunam was about 919 m^2, so historical records differ.
- Rai: 1,600 m^2 in Thailand. Tsubo: 3.3058 m^2 in Japan, the area of two tatami mats.
- A football pitch is not a unit. UEFA pitches range from roughly 6,400 to 8,250 m^2, so the popular comparison is imprecise by up to 30%.
Where the error costs money
Materials are priced by area, so a squared-factor mistake scales the entire order.
A 400 sq ft room is 37.16 m^2. Applying the linear factor of 3.2808 instead would give 121.9 m^2 - more than three times too much flooring, and a substantial over-order.
The reverse error is worse in construction: under-ordering by a factor of three stops a job and often means paying for a second delivery and a second batch of a material whose colour may not match.
Worked example
A land parcel is listed at 2.5 acres and you need it in hectares and square metres.
To square metres: 2.5 x 4,046.86 = 10,117.15 m^2. To hectares: 10,117.15 / 10,000 = 1.0117 ha.
In square feet: 10,117.15 x 10.7639 = 108,900 sq ft. Checking against the definition, an acre is 43,560 sq ft, and 2.5 x 43,560 = 108,900. The two routes agree exactly, which confirms the squared factor was applied correctly.
